In 2024 Edwin and Trey established Gold Coast Custom Homes, offering even more professional services, including not only Construction Management but also General Contracting. We collaborate with high-end custom residential Architects, and various professional Consultants and Designers. Having a background in the rigors and challenges of Design/Build requires us to operate efficiently, with an emphasis on communication and transparency. Our office is centrally located in Norwalk, Connecticut from where we can fully support projects across all the neighboring counties, and we have access to an experienced, qualified, and professional team of Subcontractors.

Preliminary Budgeting: We are able to get involved with your project early on to help you and your Architect keep the project budget on track through the three phases of design. Through internal estimating, you will know how design and product and material selections are impacting the overall cost.

Value Engineering: We understand the time that goes into the design of your home and the many decisions that have been made. Sometimes, personal and economic conditions can affect the project budget. We can suggest alternatives to products and materials that can reduce costs and still preserve the design. And, in other scenarios, recommend reductions to the architectural program to help get things in line with your new budget.

Fast-Tracking/(working with design-build plans): If time is of the essence, we are experienced with breaking ground early before the architectural plans are finished and can build your project in phases while the rest of the design is being completed. Regardless of speed, quality is always maintained and remains of the utmost importance.

Phasing: Larger projects, due to a number of reasons, such as budget constraints and if you are living in your home during construction, for example, may need to be broken up or "phased" to accommodate those situations. We are able to build your project in portions and work with you for as long as required from shovel in the ground to the last paint brush stroke whether it takes three months or three years to see your home finished.

Scope Writing: There is only so much room on a set of plans to cover all the bases. Drawings and notes are critical to describing an idea. Sometimes, you just need more room to get it done! We can write detailed Scopes of Work and expand on a design intent to make sure Contractors are understanding what is being asked of them to build.

Competitive Bidding and Bid Negotiations: With our Construction Management Project Delivery Method, we offer a fully transparent approach to bidding on your project. The Architect's plans are sent out to Contractors and multiple bids are collected and used to assemble the Project Budget. From there, we enter into a bid negotiation phase to arrive at the best price possible for each critical trade, with quality at the forefront. In this scenario, we as your Construction Manager are working for you to maximize savings across the board.

Contract Writing: Long gone are the days of a handshake to seal the deal. We have a large number of professional and reliable Contractors we work with and trust each one to do the work and do it in everyone's best interest. However, Contracts are a necessity. We can use standard AIA forms of agreement, an Architect's modified version, or can write custom Contracts that protects you and your investment in your home.

Project Scheduling: Usually, the second most asked questions behind "how much is it going to cost?" The schedule is a critical component to the overall success of a project. We write preliminary schedules early on and solidify end dates when your project is weather tight. Along the way, we update the schedule and make you aware of any implications to it as changes and other requests outside of the contracted scope are made.

Construction Supervision: A watchful eye from an experienced professional is very important to make sure your job stays safe and on schedule. We employ Superintendents that have specialized in homebuilding and are educated with a background in a related field whether it be Architecture, Landscape Architecture, or Engineering. Not only do our Superintendents understand the means and method of construction, but they have worked within the design space of offices in their careers.

Weekly Meetings, Meeting Minutes, and Critical Task Management: Documentation is important! There are thousands of decisions made over the course of a project, spanning from Schematic Design with your Architect all the way through the completion of construction. During the building phase, we track and record decisions made, advise on critical decisions coming up, and coordinate with the Architect and other Consultants to ensure things are getting done.

Financial Tracking and Invoicing: Good Record keeping is critical to a project. We track expenses and make them available on a monthly basis through related AIA documents, or with our Construction Management model, provide a detailed project cost breakdowns and Contractor invoices. At any time, you are able to see exactly where the finances stand and how your project is tracking against budget, especially as you make scope change decisions in the field and select final materials against allowances.

Punch List/Project Closeout and Warranty Administration: Closeout of your project is the final phase of construction. As operations draw down, we work as efficiently as possible to minimize disturbance to your comfort once you have moved into your home. We will be there to see the Punch List completed, manage warranty items, and only a phone call or email away to handle things for you beyond that point.
